How do I go about renting a property?
Here at Gilling Real Estate, we try to keep things simple.
First, you would fill out our Application for Tenancy and the Rental Reference Release forms, which we will use to check previous rental history and/or credit history. This can be done via text (715) 513-7143.
Second, you would either request a showing of a particular property you are interested in or be guided by our office staff to what we have available to fit your needs.
Lastly, when you have been approved, we will use a secure third-party site to send an unsigned copy of our lease to you and we will schedule a lease signing at our office at 725 W Ramsdell Street in Marion, WI. Security deposits are due within two weeks of this signing.
How much is a security deposit?
Our security deposit policy is one month’s rent plus utilities and pet fees if applicable.
When will my security deposit be returned?
Security deposits are mailed within 21 days of the last day of your lease. We walk through each apartment at lease end, which the tenant is encouraged to attend, where you can fill out the necessary paperwork with your forwarding address.
Are any of your properties furnished?
Apartments are furnished with kitchen appliances. If there are appliances in a house you may use until proven in an unworkable condition, then the tenant provides their own.
Do you allow pets in your properties?
Pets are allowed only in certain properties. Our pet policy for those properties is that all animals are subject to an monthly fee.
Are utilities included in the monthly rent?
No they are not. Properties in the country require additional utility cost such as LP tank rental, LP tank fill, garbage pick up, etc.
If utilities are not included, how do I know how much utilities will cost me?
Please call WE Energies at 1-800-242-9137. They can give you the highest, the lowest or the average bill for any address in the city and from this, you may estimate your costs. We can also provide estimates for certain properties.
Should I get renters insurance?
We always advise all our residents to purchase renters insurance. It is relatively inexpensive and offered by many different companies.
When is my monthly rent due and what happens if I am late?
Rent is always due on the 1st of the month. If not received on the 1st, tenant will be served with a 5 day notice to pay or vacate on the 2nd. If rent is paid after the 5th of the month, a $5 per day late fee retroactive to the 1st of the month will be charged. This means that you will be responsible for a $25 fee on the 6th of the month and $5 for each additional day late. The 5 day notice expires by midnight on the 7th, if the tenant has paid rent by then the 5 day notice is corrected and no longer in affect. No further action will be taken.
What if my rent check bounces?
All checks returned to us as non sufficient funds (NSF) are charged a $75 NSF fee.
